Texas Motorized Trails Coalition Needs Or Will Help You With Your Land!   

Every hour you spend WORKING with the TMTC to make things happen will change the history for off-road enthusiasts all over Texas for DECADES to come.  

The TMTC is looking for a property to manage a second off-road recreation area (ORA). The ideal ranchland is unsuitable for cattle or other livestock, farming or
other production, and contains conditions including extreme elevation changes, impressive valleys, gulleys and cliffs, rock outcroppings and geo formations, and
generally interesting natural terrain. The terrain of the property is always the first criteria. Nobody wants to ride on flat land.

The land should offer off-road adventure suitable for rock crawler type user groups such as OHV, 4WD and Jeep users....as well as faster trail riding for dirt bikes
and ATVs. Any property with an existing system of trails or a history of local trail user access is a plus. Properties with an active local trail user community are also a
plus.

The land should not contain any historical or artifact areas that would restrict usage. The property should not be located on waterways that could create
contamination issues due to runoff or flooding. The property should not have rivers or streams running through it that could create potential environmental or other
legal issues related to ecological studies. The property should not contain any endangered species or wildlife that require special living conditions incompatible with
offroad user group access.

The property should be within 2-3 hours driving distance from the Austin and San Antonio metro areas. Distances farther away are acceptable, but for obvious
reasons, extreme South or S.W. Texas will eliminate many users who live in central or S.E. Texas from accessing the property within a reasonable driving time. By
contrast, land closer to the Central portion of the state will allow easier access.

We need a minimum of 1200 acres and would prefer 1500-2000 acres or more. We have access to Recreational Trails Fund (RTF) grant money in the range of
$800,000 to $900,000. With these figures as a basis, it is reasonable to say we are limited to property in the difficult range of only $400 - $500 an acre. Since land in
and around the Hill Country is generally priced far above this range, we have focused on land west of the metro areas. If we can find land farther west under the
$300 price range, we will consider that option.

The property should be surrounded by neighboring properties that are welcome to the idea of having an ORA as a neighbor. Small communities can benefit from the
increased income to local business and are open to the project is a plus. Properties with large ranch neighbors that are welcome to having an ORA as a neighbor are a
plus. The property owner (seller) should be open to the kind of short term financing and the special arrangements necessary to use RTF funding for cash payments
on land acquisition.

New Property Coming to a Place Near You?   

TMTC is looking for a piece of property to manage that fits the following criteria:   

  • Priced no more than $ 1.5 mil.   
  • No smaller than 1300-1500 acres   
  • Good elevation changes   
  • Within a 120-150 mile radius of the San Antonio/Austin area (approx. 2-3 hour drive from both)   
  • Paved road access (or wide, improved gravel road without a lot of gates to go through and fenced on both sides of the road)   
  • Little or no "live" water   
  • No known, significant archaeological sites   
  • Fenced, with electric, water and phone lines to property   
  • Not too many improvements (ie; game proof fencing, houses, barns, pens, etc.)   
  • Near a small town with infrastructure, such as motels, gas stations, restaurants   
  • Local user groups a plus!

Sounds fairly reasonable, right? It's been easier said than done. If a property comes to mind, or is found and it fits most of these criteria, say 80-90%, let us know
about it. Of course, the more property the better! We have mostly confined our search to areas west of Austin/San Antonio, due to the topography and price range.

We'd like to have some of the property being gently rolling or flat, for us motorcyclists (that includes all us with handlbars!), but it must also have some
hills/mountains.
